PMAY in 2026: two schemes, one mission
Pradhan Mantri Awas Yojana runs as two parallel programs: PMAY-Urban 2.0 (relaunched 2024 with a target of 1 crore urban homes) and PMAY-Gramin (rural housing, extended through the decade). Eligibility, benefits, and application routes differ — check the one that matches where you live.
PMAY-U 2.0: eligibility
- The applicant unit is the family: husband, wife, and unmarried children.
- The family must not own a pucca house in any member's name anywhere in India.
- The family must not have received central or state housing assistance in the last 20 years.
- Income bands: EWS — annual household income up to ₹3 lakh; LIG — ₹3–6 lakh; MIG — ₹6–9 lakh.
The four verticals — which one fits you
| Vertical | What you get | Best for |
|---|---|---|
| BLC (Beneficiary-Led Construction) | Central assistance to build or enhance a house on your own land | EWS families owning a plot |
| AHP (Affordable Housing in Partnership) | Subsidised flats in projects built with states/private partners | EWS families without land |
| ARH (Affordable Rental Housing) | Low-rent housing near workplaces | Migrants, working women, industrial workers |
| ISS (Interest Subsidy Scheme) | 4% interest subsidy on the first ₹8 lakh of a home loan up to ₹25 lakh (property ≤ ₹35 lakh), tenure up to 12 years — worth up to ₹1.8 lakh | EWS/LIG/MIG buyers taking a home loan |
How to apply (urban)
- Check the scheme guidelines and register on the unified portal pmaymis.gov.in — Aadhaar is mandatory for every family member.
- For the interest subsidy (ISS), you can also apply through your home-loan bank or housing finance company; the lender forwards your claim and the subsidy is credited to your loan account in instalments.
- Prefer assisted filing? Any Common Service Centre can register your application.
- Track progress under Track Assessment Status on the portal.
PMAY-Gramin: eligibility
- Rural households that are houseless or living in kutcha/dilapidated houses, identified through SECC data and the Awaas+ survey.
- Excluded: families with pucca houses, motorised four-wheelers, mechanised farm equipment, Kisan Credit Cards with ₹50,000+ limits, government employees, income-tax payers, and families with non-agricultural enterprises registered for tax.
- Benefit: ₹1.2 lakh (plains) or ₹1.3 lakh (hilly states, NE, difficult areas) in instalments to build a pucca house, plus convergence benefits (MGNREGA wages for labour, Swachh Bharat toilet assistance, Ujjwala LPG).
How to apply (rural)
You don't apply directly — beneficiaries come from the Awaas+ list. If you believe you qualify, contact your Gram Panchayat or Block Development Office to get included in the survey, and track your name on pmayg.nic.in (Stakeholders → IAY/PMAYG Beneficiary).
